Buying a home for the first time can be a stressful experience, believe me I know. I have not only been a first time home buyer myself but I have also helped many first time home buyers in Camarillo and across Ventura County.
As with everything else in life, advanced preparation before taking a huge step, like purchasing a home, can make your home buying affair much easier.
Here are some steps to take before you buy your first Home:
1- Get Your Credit in Order:
Your borrowing ability to purchase a home is directly correlated to your credit score. Any late payments or bad debts will affect your credit score. It is highly recommended to check out your credit score before your home shopping process and try to resolve or remove some of the negative reports on your credit history.
2- Get Pre-Qualified:
Meet with a lender to see how much home you can afford. Your lender will provide you with the information and list of documents you will need during the loan process. Knowing what documents you need ahead of time can save you time and headaches for when you have found your perfect home.
3- Decide How Much Home You can Afford:
Generally speaking you can afford a home 3-4 times your gross annual income. However, you need to consider that owning a home has expenses as well. Consider your current lifestyle and what aspects may change with home ownership; you still want to take vacations, put money towards the kids’ education, etc…
4- Ask About The Costs Of Buying:
Now that you know how much home you can afford, find out the estimated cost for purchasing a home in your price range. The downpayment is not the only cost for purchasing a home. Your Realtor® can give you an estimate for expenses such as home inspection and any other expenses that might arise through escrow.
5- Select An Area:
Each neighborhood in Camarillo offers a variety of homes and a range of prices for home buyers. To many home buyers with children, the neighborhood school determines where they would like to live.
6- Choose a Knowledgeable Realtor®:
Choosing a Realtor® who is familiar with the area and your desired neighborhood is an important step in your home buying process. Also, if you are looking to purchase a short sale or a bank owned home, it is crucial that your Realtor® has had experience in such transactions.
I wish you the best of luck in your home buying endeavor and please note that if you need any help with buying a home in Camarillo or any where in Ventura County, I’ll be more than happy to assist.
